For as long as I can remember, I always wanted to have a home on the coast. My journey began in the late 1990’s by, as I do with all things, doing my homework … thinking, reading, studying … nothing impulsive … methodical and steady. This was the beginning of my path to the coast.

At the time, I lived in Atlanta and the coastal home would be a second home, so it needed to be a relatively easy trip … somewhere in Georgia, Florida, or the Carolinas. The beach itself was THE priority for me. I wanted a place where the beach was stable ... accreting, not eroding. I also did not want a beach where unnatural coastal armoring (e.g., boulders, sand tubes, groins, etc.) had been installed.

I read books on coastal geology. Studied FEMA maps, coastal construction techniques and building codes. I wanted to understand what the local government was doing regarding density and I didn't want to be in an area that allowed high rise condos. I dug into property tax rates and insurance costs.

That methodical process and my learnings and experiences informed me of what to look for, what to stay away from and how to care for the property after purchase.  Purchasing coastal property should be based solely on property portal searches and conversations with real estate agents. Discussions with agents have their place in the process but, there's work to be done well in advance of that.

This website is dedicated to sharing what I learned. It is also a resource hub to bring those seeking coastal property together with professionals who can be essential to making an informed decision long before discussing property with a sales agent.
